Title 5 Septic System Inspections
A Title 5 Inspection in Massachusetts is a critical step in the process of buying, selling, or refinancing a property with a septic system. This inspection is required by the Massachusetts Department of Environmental Protection (DEP) and is designed to ensure the proper functioning and compliance of on-site sewage disposal systems. The inspection is conducted by a licensed inspector who has been trained and approved by the DEP.
During a Title 5 Inspection, the inspector will thoroughly assess the septic system and its components, including the tank, distribution box, and leaching field. They will also evaluate the location and condition of the system, as well as its ability to properly treat and dispose of wastewater. In addition, the inspector will check for any signs of failure or potential issues that could lead to a malfunction of the system.
Once the inspection is complete, the inspector will issue a either a Pass, Conditional Pass, Needs Further Evaluation by BOH, or Fail report. If any issues are found during the inspection, It is important to address these issues promptly in order to avoid any potential health hazards or environmental damage.

Cost of Inspection
Title 5 Inspections start at $425 for most towns. Some town have a filing fee to submit the report to the Board of Health.
Included in the above pricing: Gathering information/asbuilt at the Board of Health, pulling water records at the Water Department, onsite inspection of the system, hand digging of components within 3' of grade, writing up Title 5 Report and supply copy to customer and Board of Health.
Not included in the above pricing: Pumping, risers or covers, filter install, excavator for digging components deeper than 3' of grade, well testing, Groundwater determination/Soil Log, Any repairs needed that are found during inspection to make the inspection pass.
